The mountain stream water has been tested and is pure. 2 Ram pumps (copper) and 4 IBC water tanks. The IBC-tank (incl. filter) can have an overflow to irrigate the garden. Watermine: The water mine on the property is maintained by the local water company of Seia and supplies the village of Póvoa Nova with water. Personal use for the quinta is allowed. Land Perfect for permaculture, smallholding and/or off-the-grid sustainable living. The quinta is at the edge of the Serra da Estrela natural park, with no direct neighbours. Stunning 1.5ha of land with a stream, waterfalls, plunge pools, a water mine and an irrigation cave (suitable for fungi), many (very productive – you can sell the chestnuts) chestnut trees, some pine trees, a small orchard (apples / pears / walnuts, many more have been planted). Several nitrogen fixing scrubs have been planted (Eleagnus). It can be perfect for permaculture or just for starting an edible forest garden or smallholding. The land has a network of very solid granite irrigation channels (the majority of which have been cleared). The potential for a sustainable life based on permaculture principles is all here on this 1.5ha of land. It has an abundance of water, all year round! The crystal clear stream, falls and plunge pool are so refreshing, but are also bringing life to the soil. The land has been producing enough biomass for mulching. The season ranges from being a stunning green to being dry grass nearer the house in the summer, but the irrigation channels can be redirected and cleared to change that; lavadas have been added on the house hillside to improve the soil and connected this infrastructure with new lavadas around the house to catch the rainwater. Legal status: The property is a ‘rustic article’ (land, not urban) with a house for agriculture on it. It is in the Serra da Estrela natural park. Residency has been approved and granted, although the property has no habitation licence. Location The quinta is on the edge of Póvoa Nova village, in the municipality of Seia, Guarda district. It is a short drive or a 15 minute walk along a track, drivable all year round, from the centre of the village, which has a cafe, bar and a small supermarket. Seia, the nearest town, is a 15 minute drive away. It has a main bus station, hospital, doctors, dentists, banks, library, schools plus numerous shops, bars, cafes, restaurants, markets, supermarkets, and a swimming pool. The nearest train station is at Nelas, a 40 minute drive away. Local attractions Serra da Estrela Natural Park – 101 thousand hectares of protected area (the largest in Portugal) encompassing the highest point in Portugal where there is a huge diversity of flora and fauna within an ‘alpine’ landscape. There are fabulous pure lakes to swim in, hiking and cycling trails, a ski resort and museums locally. Taken from the local tourist board description: “The magnificent landscape of the mountain is the natural habitat of mammals like wolves, boars, otters, foxes, genets and wild European rabbits. It is overflown by birds such as golden eagles and common buzzards, peregrine falcons, Eurasian eagle-owls and black kites.” For more information or to arrange a viewing, simply use the enquiry form to contact the vendor – they’ll be delighted to show you around.
