Classificação da áreaMixed-use municipality with clearly delineated spaces by function (equipment E, tourism T, urban/U, industrial/I, habitat H, port area, natural/agrarian spaces, etc.). Includes strict environmental and infrastructure constraints (REN/RAN, water conduits, archaeological considerations) and requirement for ensemble studies in tourist zones.
Limite geral de alturaHeight limits are space-specific but common ranges mentioned include up to 9 m (cércea máxima) in some spaces and up to 2–4 floors in several residential/urban areas; other spaces cap at 6 m or have different floor limits (varies by space).
Pontos-chave
  • In several matters (extractive industry, protected areas, burned areas, REN/RAN, archaeological remains) there are specific rules and safeguard procedures requiring plans, opinions, and expert involvement.
  • Non-buildable zones and protection strips around roads and water conduits (generally 10 m for hydraulic lines, and variable road-side buffers N1/N2/N3).
  • STP (total gross floor area) and Construction Index (FAR) are space-specific and vary widely (examples include FAR up to 0.7 in H4 spaces, down to 0.04 in transition spaces, or 0.001 in agro-forestry areas).
  • Mandatory ensemble studies for tourist spaces; prohibition of urban subdivision without implementation plans and compliance with current legislation.
  • Loteamento (subdivision) requires land cession to the municipality or compensation if not foreseen.
Planos futuros
  • Expansion of equipment/spaces E01 and E02 (beach facilities and parking) including WWTP considerations; expansion programs linked to port infrastructure; planned ensemble studies for tourist zones and prohibition of urban subdivision without compliance; development plans requiring pre-existing plans (Planos de pormenor) for specific spaces (e.g., Space T04) and alignment studies for roads.
  • keyPoints["In areas with REN/RAN, buildings cannot occupy restricted zones and require communication to the Ministry of Culture; safeguarding archaeological ensembles; ensemble studies required for certain spaces.","Protection strips along roadways and water conduits (10 m buffers) and non-buildable strips (20, 15, 12 m depending on space); specific roadfront and conduit protection widths (N1, N2, N3 variants).","Parking requirements are explicit (minimums: ~0.5 spaces per dwelling, 1 space per 50 m2, total ~1.5 per dwelling; 0.75 per hotel room); E01/E02/E07 have designated parking capacities (e.g., E01 for 1000 vehicles, E02 for 300, E07 for 700).","Municipality expects cession of land for infrastructure/green spaces or compensation where not foreseen; licensing procedures reference public inquiries and ensemble-study approvals and require favorable opinions from regulatory bodies (e.g., Forestry Institute).","Regulatory framework is space-by-space (E, T, U, I, H, etc.); rules on density, FAR (0.3–0.7 in various spaces), occupancy limits (e.g., 30–70 dwellings/ha), and non-buildable zones; each space has its own STP and density parameters."],
NotasThe regulation is grid-structured by space (E, T, U, I, H, etc.), with space-specific dimensioning, density, occupancy, and infrastructure parameters. Environmental and cultural protections (REN/RAN, archaeological vestiges, water infrastructure) drive procedures, approvals, and potential exemptions. If you want, I can format this as a space-by-space table or extract rules for a specific space (e.g., E01, T04, U61).
